The city is proposing significant changes to zoning in the Railtown neighbourhood.

The City of Nelson will hold public hearings about three proposed zoning changes on Monday at 4:30 p.m. in council chambers. The hearings are an opportunity for neighbours and other interested people to comment on the proposed changes.

Railtown

The zoning changes will allow for a greater mix of allowable commercial and residential uses of land at Railtown including distillery, multi-unit residential, art gallery and museum, entertainment facility, professional offices, and tourist accommodation.

There are also proposed changes related to vehicle sales, off-street parking for mixed use buildings, carshare stalls and cannabis businesses. The changes will allow for greater density and taller buildings.

Tenth Street

The building at 711 Tenth Street, across the street from Selkirk’s Tenth Street Campus in Fairview, once served as the student union building and a pub during the days of the David Thompson University Centre. It has since been used as an international school and a church.

The owners of the building have applied to have the property rezoned from institutional to residential so they can renovate the main floor to accommodate three one bedroom rental units.

Nelson CARES

The redevelopment of a Nelson CARES-owned site at 805 Nelson Ave., which is currently a 1950s era motel, is targeted at providing housing for residents aged 55 and up, as well as for people with disabilities. The new zoning would allow for an additional storey of residential units on a new 47-unit mixed residential and commercial building.

People who have a personal interest in property that would be affected by the proposes zoning changes may come to the public hearing and speak or may deliver a written submission to the City of Nelson 101-310 Ward St, V1L 5S4 or by email to development@nelson.ca. Submissions must be received at city hall by 4:00 p.m. on the day of the hearing.

At the hearing, council will simply hear presentations without discussing them or asking questions, and will make a final decision on the zoning proposals immediately following the hearing.

The amending bylaws can be viewed at the front counter at city hall.
